Property Settings

You can easily add your property details and manage them from one centralised location in the channel manager. Adding details like contact information, location, services, policies and photos allows you to provide the information that your customers look for during the booking process.

It allows you to capture your guest's attention towards your property's features, facilities and services. In addition, by displaying your property details you can answer your guests' queries upfront and help them make faster bookings.

Please note: Information filled in Services, Policies and Media is necessary to connect to Airbnb. If you are not connecting to Airbnb, you do not need to fill out this information.

To access the Property settings:

  1. In the top-right of the channel manager click on the property menu (your property's name)

  2. Click Property Settings from the drop-down menu

The property settings are split in 5 tabs: GENERAL, PROPERTY DETAILS, SERVICES, POLICIES and MEDIA

Set up and manage general settings

You can add and manage general details like base currency, minimum rate, base language, additional languages, currency conversion, weekends, units of measurements under the GENERAL tab.

To add general details:

  1. Click on the property name in the top-right

  2. Click Property Settings from the drop-down menu

  3. Click GENERAL

  4. Fill in the necessary information and click Save

Base Currency
The currency in which you want to accept payments. Click the cog icon to open the Change Currency pop-up window and select a currency from the drop-down

Minimum Rate (Optional)
If set, the Min Rate will prevent any daily rates being set lower than the value entered here

Update period
Set the maximum number of days that updates are sent to your connected channels. The number of days each channel supports can be found in the channels tab.

Auto-Replenishment
Auto-Replenishment is an optional feature of the Channel Manager. If enabled, the Channel Manager will automatically replenish availability for cancellations or modifications. To enable Auto-Replenishment, click the cogwheel symbol, and tick Enabled. In the drop down menu, you can decide if you want the Channel Manager to replenish the inventory Always or Only if Availability is 1 or more. Click Save to enable Auto-Replenishment.
Please note: If you are managing your availability in the Channel Manager with a PMS , do not enable Auto-Replenishment.

Yield Rules
Yield Rules are an optional feature of the Channel Manager, allowing you additional control how many rooms you sell on which channel. To enable or disable Yield Rules, click the cogwheel symbol, tick Enable or Disable and Save.

Base Language
Select a language to display your hotel’s web content like property description, policies, terms & conditions, room type name, room type description and image titles

Additional Languages
Select additional languages to display your Room Type and Rate Plan descriptions in languages other than the Base Language

Currency Conversion
Click the cog icon to enable or cancel currency conversion.

Weekend Starts On
Select your weekends to highlight them on the inventory grid

Units of Measurement
Selecting the unit of measurement will impact your room size measurements

Add and manage contact details

Make sure that you enter your hotel details like address, website URL, time zone and public email so your customers have all the relevant information if they need to get in touch or find more about you.

  1. Click on the property name in the top-right

  2. Click Property Settings from the drop-down menu

  3. Click PROPERTY DETAILS

  4. Check that information on this page is correct and complete. Fields marked with a * are mandatory.

    • Address Details - your hotel 's address details

    • Time Zone - your hotel 's local time zone is already displayed by default. This is a non-editable field. If this is incorrect, please reach out to our Support to have this adjusted.

    • Website URL - your hotel’s website address

    • P ublic Email - your hotel’s contact email address

  5. Click Save

At the moment, the below features Services, Policies and Media are only necessarily to be updated when connecting with Airbnb.

Add and manage services

You can add your property's services like parking, sports bar, wireless internet connection in public areas, and transport under the SERVICES tab.

To view/edit your property services:

  1. Click on the property name in the top-right

  2. Click Property Settings from the drop-down menu

  3. Click the SERVICES tab

  4. Click on the text boxes and select the following types of facilities from the pre-defined lists:

    • Property Facilities - search and select the property facilities available to your customers

    • Parking - search and select the parking facilities available to your customers

    • Transport - search and select the transport facilities available to your customers

  5. Update your Property Description - in your base language and additional language (optional)

  6. Click Save

Add and manage policies

You can add your property’s check-in/check-out restrictions , smoking policy , terms and conditions , and accepted payment methods to clarify important information.

To view/edit your property policies:

  1. Click on the property name in the top-right

  2. Click Property Settings from the drop-down menu

  3. Click the POLICIES tab

  4. Update the necessary information and click Save

Check-in or Check-out policy
To set your Check-in/Check-out restrictions, tick Restricted check-in/check- out times.
To apply a check-in restriction, select a time window from Check-in From and Check-in To drop-down menu
To apply a check-out restriction, select a time window from Check-out From and Check-out To drop-down menu
Note: The check-in and check-out timings are entered in a 24-hour format. Airbnb does not support the half-hour format and will round off your timings by half an hour up or down. For example, if you selected 10:30 am, it will round it off to 10 am or 11 am.

Smoking Policy
Click the smoking policy for your hotel. The selected policy will display in blue. To unselect a policy, simply click it again.

Accepted Payment Methods
Click on the provided box. A drop-down menu appears where you can click to select a payment method. Repeat the steps to add more accepted payment methods

Payment Policy
Add your payment policy in your selected Base Language and Additional Language (if applicable)

Terms and Conditions
Add your terms and conditions in your selected Base Language and Additional Language (if applicable).
Note: Additional Language and Base Language are both set up under Property Settings >> GENERAL tab

Add and manage images

You can represent your property in the best way by adding appealing images that highlight your best features like modern facilities, recreational areas, meeting spaces and artwork.
Y ou can upload Property Media, which are images associated with your property and Room Media, which are images associated with your rooms. Room media can also be managed under specific Room Types.

To upload your images:

  1. Click on the property name in the top-right

  2. Click Property Settings from the drop-down menu

  3. Click MEDIA

  4. Under Property Media, click on the thumbnail box to upload an image or drag and drop an image to the box

  5. Click on the Add Caption link on an image to add a caption in your base language or additional languages (optional). The caption is displayed at the bottom of the image. The images will be displayed with their captions on the channel.

Note: You can upload images in PNG, JPG, JPEG, and GIF file formats. Files should not be greater than 25 MB in size and 800 pixels in width and 500 pixels in height.

Deleting an image:
You can click on the X icon on the image to delete it from The Channel Manager.
Note: Deleting an image will remove it permanently from the channel as well as the rooms it is associated with.
