When mapping to Airbnb, you will need to configure instant book, house rules, and additional fees settings for your property.
If you have an existing listing, and have existing settings set up via Airbnb’s extranet, when mapping to Airbnb for the first time, all your instant book, house rules and additional fees settings will sync to our platform. Once your listing is mapped, updates to these settings should be made in our platform only.
Instant book
Instant Book allows guests to book your listing instantly without needing to send a booking request and wait for your approval. Manage which types of guests can access your property instantly. When mapping to Airbnb, configure the following Instant book settings:
Type of guest allowed — from the drop-down menu, select what type of guests will be allowed to book the listing according to their Airbnb reviews and/or their identity verification (Everyone or Well-reviewed guests).
Instant book welcome message — enter a message of which guests will be asked to respond to before confirming their reservation on Airbnb. The welcome message should introduce your property and ask the guest any questions you may want to ask, such as the purpose of their trip, their estimated arrival time, or if they would like you to arrange a taxi to pick them up at the airport/port/station.
Note:
You can leave the Instant book welcome message blank, if you do not want to include a message that the guest will see when making a booking.
The Instant book welcome message has a 200-character limit.
The message will be sent automatically after the guests make the booking, so it is important to communicate with a tone that makes guests feel welcome.
Do not include contact details, as Airbnb will automatically hide them.
House rules
Airbnb house rules are a set of guidelines that explain how a host expects their guests to behave while they’re staying on the property.
When mapping to Airbnb, configure the following House rules:
Suitable for children (2-12) — select Yes or No depending on whether or not children under 12-years-old can stay in your accommodation. If No is selected, you will be able to add an explanation for guests.
Suitable for infants (under 2) — select Yes if infants under 2-years-old can stay in your accommodation; otherwise, select No.
Events allowed — select Yes if parties and other events can take place in your accommodation; otherwise, leave as No.
Pets allowed — select Yes if your accommodation is pet-friendly; otherwise, select No.
Maximum number of pets — if Pets allowed is set to Yes, select a maximum number of pets allowed between ‘1’ and ‘5’. If nothing is set, the default value will be ‘5’.
Note:
If Pets allowed is set to No, the pet fee will not be editable.
The Smoking policy will be synced to Airbnb as a part of the House rules, as it is inherited from the room type settings. If no Smoking policy is set on the room type, the listing will default to Non-smoking.
Additional fees
If you do not want to charge any of the below fees, you can leave them blank.
Additional fees include fees that can be charged to your guests in addition to the service fee.
When mapping to Airbnb, configure the following Additional fees:
Pet fee — if applicable, enter a fee to accommodate a pet, and make sure it is between ‘0’ and the nightly price. (This field is only editable if you have set Pets allowed to Yes.)
Cleaning fee — if applicable, enter the cleaning fee charged per reservation. The minimum value must be USD 5 (or equivalent), while the maximum value should be USD 600 + 25% of the nightly price.
Short-stay cleaning fee — if applicable, enter the cleaning fee charged per 1- or 2-night-stay reservations, and ensure it is less than the general Cleaning fee. (The Short-stay cleaning fee can only be set when a Cleaning fee has been configured.)
Linen fee — if applicable, select how the fee per linen and towels used in your accommodation should be charged (Per reservation or Per person) and enter a specific amount.
Resort fee — if applicable, select whether the fee charged to guests for amenities or services provided by others within a resort or hotel should be a Percentage or an Amount, then enter the value.
Community fee — if applicable, select whether the sum charged to guests for building, community, or homeowner association (HOA) fees for short-term rental properties should be a Percentage or an Amount, then enter a value.
Management fee — if applicable, select whether the fee charged to guests for general admin and business expenses should be a Percentage or an Amount, then enter a value.
You can enter a specific amount between ‘0’ and USD 6,200,000 (or equivalent) for the Linen fee, Resort fee, Community fee, and Management fee.
